This 2025 arrives with a significant set of aids to facilitate both the purchase and rental of homes , especially designed for young people, families and vulnerable groups . In addition, we explain what happens when you buy a home shared with your partner and give you useful examples.
Amount of up to €10,800 , with a maximum of 20% of the purchase price .
The home must be located in municipalities with less than 10,000 inhabitants and have a maximum price of €120,000 .
You must not own any other home and have an income of less than 3 times the IPREM (around €25,200/year).
Commitment to habitual residence for a minimum of 5 years .
The State guarantees up to 20% of the mortgage , allowing access to 100% financing without the need for prior savings.
Aimed at young people under 35 years of age and families with dependent children.
Subsidies of up to 50% of monthly income for 5 years .
Maximum rents of €600/month (extendable up to €900 in areas with a tight market).
Income less than 3 times the IPREM , with wider limits for large families or people with disabilities.
€250/month for 2 years for young people between 18 and 35 years old with incomes of less than €21,600/year .
Maximum rent: €600/month per home, €300/month per room.
The processing depends on each autonomous community.
📌 Practical example : A 22-year-old university student rents a room in a shared apartment with other students. The owner of the apartment is the parents of one of his classmates. However, if the student pays a legally established rent and has a contract, he can qualify for the Young Rental Bonus , as long as he meets the income requirements and the monthly rent does not exceed €300 per room.
Allocation of 39 million euros for people aged 36 to 64 and over 65 .
Maximum amount of €200/month , depending on family income and economic effort.

Up to 5 times the IPREM (€42,000/year) in cases of severe disability
Aid for both the purchase and rental of adapted homes.
Buying a home with your partner (or with another person) is possible, but you must take into account:
The total income of both holders is taken into account. If the sum exceeds the aid limit (e.g. €25,200), access may be lost.
Neither of them can own other homes if they want to access aid as a primary residence.
If the property is shared (50%-50%), the aid may be proportional or limited depending on the program.
The home must be your usual residence for 5 years . It cannot be sold or rented during this period.
The aid can be applied for in the name of that person. However, if the ownership is shared, it may affect the amount or approval.
Some municipalities offer aid to combat depopulation: up to €10,800 for young people who acquire a home as their primary residence.
